WHAT IS ANCHOR?
Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) offers property tax relief to New Jersey residents who EITHER:

Owned property in NJ as main home on October 1, 2024 that was subject to local property taxes, and your 2024 New Jersey gross income was not more than $250,000; OR
-
Rented property in NJ as main home on October 1, 2024, where your name was on the lease/rental agreement, you paid rent, the rental property is subject to local property taxes, and your 2024 New Jersey gross income was not more than $150,000.
ANCHOR benefit amount is based on residency, income, and age from 2024.
HOW DO I APPLY FOR ANCHOR BENEFITS?
Under 65 and NOT Collecting Social Security Disability (Homeowners/Renters)

If you filed back in 2021, the state will automatically file using your 2021 application. You will get a confirmation letter after August 13, 2025.

When you receive your confirmation letter and if you need to change your banking information or want a paper check, file an application requesting those changes by August 31, 2025.

If you never received a confirmation letter, file a new application. An e-file application system will be available in mid-August. See the State of NJ Property Tax Relief Program (click to see more) for more details. The deadline to apply is October 31, 2025.
Senior/Social Security Disability Recipient Homeowners/Renters

Submit a single application called PAS-1 (click here to access) to claim benefits from ANCHOR, Senior Freeze (Property Tax Reimbursement), and the new Stay NJ Program (reimburses for 50% of their property tax bills up to a maximum of $13,000; this calculates to a benefit cap of $6,500). The deadline to apply is October 31, 2025.
